Garage Door Maintenance: Ample TLC Assures Lasting Performance

Garage door maintenance does not require a lot of time or effort, but there are some basic routine maintenance tips that will ensure lasting good looks and performance. Here’s what you need to know: Garage doors and automatic openers are designed to operate efficiently and safely, but there are many moving parts that must work in tandem to assure that the door opens and closes properly. Proper alignment is crucial, as are the sensors, to assure safe and reliable performance.

There are basically two kinds of necessary maintenance: Those routine upkeep items you can — and should — do yourself, and the other, more serious, adjustments and repairs that are sometimes needed. For those, you will want to call a professional service company. But the need for that should be rare, because most modern garage doors will give you years of trouble-free service.

Let’s face it, no one is going to demand the same level of clean in the garage as in the kitchen. But neatness counts. Leaves, twigs, small pebbles, sports gear, hand tools  and children’s toys are commonplace in and around the garage. But when they congregate around the sensors or in the path of a closing garage door, they can cause problems. Your routine should include a regular sweep-out and clean-up of the garage floor as well as a periodic wipe-down of the door itself, both on the exterior and interior. You’ll want to assure that the operating parts are kept relatively clean.

Check hinges and gears and make note of any, parts of fittings that appear loose or damaged. Replace the security light bulbs and remote control batteries as necessary,  and test the pull cord occasionally. Check to ensure that the sensors are properly aligned, and working properly.

Keep the track, the support mechanism, the chain or spring gear and the sensors clear and free of obstructions. Don’t be tempted to hang anything from the garage door rails; and never let children bounce balls into the door, attempt to climb a rail, or “decorate” the garage door mechanism. Devise a simple routine: Spending a few minutes once a month is an easy way to forestall bigger problems.

Learn the sounds your garage door makes; it should operate smoothly, with no squeaks, rattles or groans. It should be balanced between its rails, and if it slips out of position — even a little bit — there could be a safety issue. Never ignore a garage door that jams, or one that no longer closes securely. Remember that your garage door is not only a convenience; it also offers valuable protection for your home and family. By taking the time and effort to keep it operating smoothly, you protect your home’s value and your family’s well-being.
