Buying a Commercial Property? 4 Garage Door Problems to Watch Out For

Garage door problems can lead to business losses! Don’t let that happen to you. If you know the problems that your commercial garage door is likely to encounter and can recognize the signs of those problems, you’ll know when it’s time to get a repair.

1. Garage Door Won’t Open or Close

There are many problems that can prevent a garage door from opening or closing. The good news is: if the problem is your door’s photoelectric eye, you can fix this yourself!

Use a clean microfiber cloth to wipe down the door’s photoelectric eyes, located near the floor on either side of the door. If this doesn’t work, it’s possible that the eyes are no longer in alignment. If this is the case, you’ll need help from a pro.

Other problems that can cause this to happen include:

  • Problem with the torsion spring.
  • A mechanical problem with the garage door opener.
  • Power failure.

Check the power to the garage door opener. If the opener is plugged in and the circuit is on, contact a pro to get repair.

2. Torsion Spring Damaged

The torsion spring is the massive spring that hangs above your door, on the inside. The spring makes it easier for your garage door opener to function and also makes it possible to open your door manually. If your torsion spring is broken, you likely won’t be able to open the door at all.

You’ll be able to tell if your garage door torsion spring is damaged because it will sag in the middle, or it may be broken entirely. Call a professional for help if this is happening to your door.

3. Garage Doors Look Bad

Although cosmetic problems with your garage door may not prevent your door from working, it can affect your business’s curb appeal. This is an easy problem to solve! If your garage door itself is damaged, have it repaired by a pro.

If it needs to be cleaned and repainted, you can do this work in-house or hire a painter to do the work instead. It’s important to maintain the appearance of your commercial garage door, so don’t delay.

4. Loud Noises

Loud noises can be an indication of something going wrong with the garage door opener, or a need to lubricate the moving parts of the door. Contact a pro to find out what’s going wrong.
